@Ned Carey Hey Ned. Thanks for the reply. It would be for either/or. We were thinking of doing a flip to make some cash to use to help us get buy & holds. We’re more into buy & hold long term though. We bought our duplex & tri plex with our own money in the last 2 years but need some more capital to keep going.

☀️I’ve seen a couple posts about people being approved for hard money, then the lender backs out or changes terms etc. I’ve also been warned that some hard money lenders can be a scam. I invest in Florida and Georgia and would like to know which you recommend. Called Lending One and because we’ve never used hard money they said we’d have to do 15% down plus 2 1/2 points, Interest (starts at) 11.5% plus some other fees. These were quotes without pulling credit or filling any paperwork out. Anyone used them or think these are good rates for a 1st time user? I kind of thought one of the points of using a hard lender is so you don’t have to put so much down.

Hi Edi. I currently live in Fernandina Beach, FL and I’m

New to investing but if you have specific properties (or areas of Valdosta) I might be able to help give you a little feedback about the area. I used to work for Habitat for Humanity there and my husband and I owned a home that we flipped. There is a military base there which is great for investors, a University (also great for investing) depending on what you’re trying to do. A lot of people want to buy in the county because the schools are better than the city schools. It’s a small town but you may want to look at Hahira. It’s in Lowndes county along with Valdosta but people are leaving the city and moving to the county. There are areas of the city that wanted great. Lots of old houses that could be flipped but you just have to be careful about the area. Some of the areas might end up being a D property. Message me if I can be of specific help of an area/neighborhood you’re looking at.

Hey Patrick. I noticed you live in Saint Mary’s. My husband and I live in Fernandina and have property here and in kingsland. Someone I connected with on BP mentioned your name so thought I’d comment. I’m new to the forum. Ben & I started investing about 2 years ago and plan to continue in the Saint Mary’s, Kingsland, Fernandina areas. If you know of any meet ups in those areas please let me know.
