Are there any pay as you learn real estate investing coach in Atlanta, Ga who are not extravagant in price that I may connect with? I have been learning the real estate investing business since year end 2016.  I took break for several months because of illness and return Spring 2018.  I closed a deal 4 months ago found by $D4D on an out of state landlord. I have not been able to close another deal since. I could really use a coach that will allow a pay as you learn concept in order to gain valuable experience utilizing multiple exit strategies. Any help in this area is appreciated.

I am getting back in to REI after a long break and looking for mentor ship or anyone willing to offer their assistance to prevent losing on potential deals due to inexperience. How do you wholesale a property that doesn't need repairs? Once the ARV has been determined, how do you make an offer on a FSBO property where the owner has made upgrades based on an inspection report?

Hi,

I need help. Does anyone advice on finding a mentor in the Atlanta area willing to guide me in wholesaling? It would be awesome to land my first deal this month with the guidance of someone who can steer me away from unnecessary pitfalls.

Hello,

Does anyone have tips on how to send an email expressing an interest in buying a house? I am learning the real estate investing business and have not placed any deals under contract yet, but a seller representative asked me to send an email about my interest in a property. It's a FSBO the owner is an elderly man with someone else (not a realtor) representing him to sell. I want simplicity but get the point across.

I welcome all good suggestions that will increase knowledge and education in becoming a better real estate investor. A real estate attorney is a valuable asset and not to be overlooked when needed.  At this stage of learning, I am not ready to hire a real estate attorney.

The easiest thing to do is work with a licensed Real Estate Agent and have them handle that legwork for you as that could save you time and money. They also have access to tax records and all of those forms. Plus they would represent you in a transaction.
