What kind of sale price minimums do conventional bank loans go by? ... $50,000? Higher? Lower?

Are short sales only for cash buyers, or can someone working through the conventional bank and realtor get involved with them too? Also, do wholesalers sell to conventional buyers, or does the speed at which they're looking to sell mean only cash buyers?

When buying a property that comes with tenants, how should the security deposit be moved from the seller to the buyer?

Should a house hacker have an LLC? If so, does the property have to initially be purchased through the LLC? Or could I buy it in my own name with the advantages of first-time home buyer financing and then create an LLC one I'm in?

What do you do if the house you're looking at already has a tenant or more in it? Should you have an attorney look at their existing lease to ensure it is sturdy before moving forward with the purchase? What do you do if you don't like the terms of the existing lease? ... Simply avoid buying the home, or are there other options?

I just started Google searching buyer's agents in my area and it's actually not so simple to find anything. Where do you go/how do you go about finding a real estate agent that meets your needs. 

I need them to have multifamily, investor experience and the search results are quite awful. Any help would be greatly appreciated!
