Buying Property with Existing Tenant(s)

What do you do if the house you're looking at already has a tenant or more in it? Should you have an attorney look at their existing lease to ensure it is sturdy before moving forward with the purchase? What do you do if you don't like the terms of the existing lease? ... Simply avoid buying the home, or are there other options?
