@Brian Pleshek I definitely need the practice at analyzing deals. I look at a lot of them on FCI Exchange for that reason. I will keep it up. 

@Kevin Moen thanks for that advice. I definitely need to get better connected in real estate circles. If I can make money and learn at the same time it would be a perfect situation.

@Darren Eady I think you are absolutely right. Ive noticed that non performing seem to go for a steeper discount. Since my starting capital is extremely limited I thought that may be the avenue to go. I will take another look at performing notes. Thanks for the advice.

Hi BP friends,

I am highly interested in getting into buying notes. I have read a lot of material (mostly from Dave Van Horn) and was wondering if there was any other information sources you could recommend. Mostly I'm looking for information on how to tell if it's a good deal (performing the calculations) and due diligence on the borrower. I'm leaning more toward buying non performing notes. 1st or 2nd is still up in the air since there are pros and cons to each. Any advice on ANY aspect of notes would be greatly appreciated!

Hi @Percy N.,

I tried finding a number and I was unable to locate it. It's possible that the county may have it but since the last sale was made quite a few years ago it may not be correct. I did mean a hand written note. I may let them receive the letter first and then follow up with a phone call afterward. Thank you for the advice!

@Chavis Atkins thanks for that. You turned out to be right. They had it completely spelled wrong but I found it by simply using the house number and searching for all homes that started with it. The owner lives out of state so I will probably go the yellow letter route.

Honestly, I'm not sure if it's bank owned. I doubt it's still in limbo since this home has been like this since I was young. I went back home to visit and remembered to check it out. I may have to personally go to the county office and see what I can dig up. Thanks again!

Hi BP friends!

I'm just starting out and I found a waterfront property that was very run down in a very affluent neighborhood. I tried to find the owners using the counties CAD but nothing is showing up. Does anyone have any other ideas on how to find them online? I left a note but was hoping to find out where they are now since the house looks completely abandoned (boarded up windows) and there is no mailbox. Any advice would be greatly appreciated!
