I’m trying to rent my bedrooms in my rental located in north east Raleigh, NC and I’m seeking help from someone who could market the room, tenant screen and prepare a lease for the rental.

Any recommendations will be greatly appreciated!

Hi guys,

I recently had a water damage to the kitchen/living area of townhome which I was living in. That area has hardwood floors. I called insurance and the water mitigation and repairs were done on time.

My insurance company has a policy to inspect hardwood floors only after 3 months from the damage date. Upon recent re-inspection, the insurance adjuster said that the hardwood is not flat enough compared to the other areas of the living room and needs replacement.

The issue is I moved out of state and decided to rent the property and tenants will start living within the next 10 days. My property manager said it is worth replacing the hardwood to maintain the value of the property.

Another issue is the insurance company came up with $7,000 estimate for a 500sqft area. If that estimate falls short of the contractor’s estimate, it could lead to delays in getting approval from the insurance company. (The insurance company sent me the $7000 and told me to find a contractor myself for the replacement.)

In these circumstances, should I go ahead with replacing the hardwood floors and possibly have the tenants live in a hotel if it is not complete before their move in date? I do not want any inconvenience for the tenant and I would not be comfortable if I were in their shoes.

I have had 5 showings so far. Other rentals for August in the area are priced $100-$150 more.

Hey folks.

I have had people show interest in my rental but I have not yet gotten someone to sign a lease yet. The lease ideally should start from May 1st.

I am working with a property management company.

Hey guys -

I’m a newbie investor who is looking to rent my townhouse. It has beautiful hardwood floors and carpet in the rec room and the bedrooms.

Is it worth installing LVP over my hardwood? Brandon Turner says so in his book. However, this is going to cost me several thousands in material and several weekends and long evenings. So is it worth it? I’m planning to use this one as a buy and hold long term rental.

Other than protecting the hardwood flooring, what are some other “tenant proofing” tips do you all recommend?

Hey BP!

I've been in a townhouse in Charlottesville, VA for over a year now and we decided to move out and buy another property in Raleigh, NC. We intend on keeping this property as a long term rental. While we're under contract for a property in NC, we're facing an unforeseen event in our current townhome-

A rat got in from somewhere and chewed on my water supply line that enters the dishwasher. This created a leak overnight and a big water damage to my basement. Entire basement has to be redone. Travelers Insurance says that a rodent problem won’t be covered but a water damage will be. I had no idea there’s a rodent in the home until this fiasco happened. Is there any way I can ask them to pay for the rodent damage?

Restoration crew completed the drying part but haven’t started on the repair work yet.

About the rodent, I tried to get rid of the rat (or rats) myself by putting snap traps. The rat has no interest in the trap at all. I tried changing baits and even tried poison and glue trap. It’s now day 9 with the rat in the kitchen area (I saw him crawl once). He has chewed up my pantry door and used the insulation from my dishwasher to build nest somewhere.

Terminix quoted $1080 for a 2 year period and Orkin gave an estimate of $1940. A local company gave $385 for a one time exclusion (sealing gaps and entry points) and to install bait stations.

The orkin inspector said it’s coming from the attic and he saw droppings there. He recommended sanitizing the attic, doing an attic top off with new orkin borate cellulose fiber insulation since my insulation is not meeting R-38 standards as per Virginia rule (mine is R-16). This is a 2018 built townhouse! This is why the $1940 and Orkin said this will take care of the rodent problem once and for all. Can I trust them on this?

The closing date for my Raleigh home is March 28 and time is ticking buy. I need to get rid of the rat/rats, seal entry points, check for further damages, have the restoration company finish their work, market my townhome as a rental, get good tenants and then move to Raleigh.

What would you do in this situation? Really appreciate the help in advance!
