Here's the deal:  $
* $330k asking with $500k+ comps
* $1350 sq ft
* 2+2 w/ 2-car garage

It will cashflow in today's market.  But the tenant cannot be bothered and sold as-is.  The condo is on a PGA golf course - you can walk onto the course from the back patio.  It's the bottom unit of a 2-story.  Is it worth the risk if (a) the tenant is non-compliant and an eviction process is needed and/or (b) there could be major repairs needed. 

Is it worth the risk?

Hi All,

I've been listening to BiggerPockets podcasts and I'm learning a lot since I transferred from a W2 to (hopefully) real estate investing. Could be a mid-life crisis - I don't know. I'm a passive investor with an SFR rental. Hope to gain insight on how to become an Active investor. I'm interested in learning how to buy empty lots, build the asset, and then sell it. But my gut tells me I should probably start smaller with an STR.

This is so incredibly helpful!  I'm looking to get into a somewhat similar situation.  I'm looking to invest with an acquaintance who is also connected to the builder, purchasing a large piece of land that is plotted for 8 homes in a very lucrative area with an exit strategy of build to sell.  It's scary as hell!  This is my very first real estate deal/project since leaving my W-2 job 6 months ago.

Build and Flip (sell) is exactly what I want to do!  I'm just very apprehensive to start from scratch having never done this before.
