For the loans hard money lenders do they generally want to see 65-70% LTV, we have some investors that will do 75% but it just depends on the value of the property. 100% financing is not impossible but it is on a case by case basis. Our Funders want to see a safety net so if they do not get their payments monthly they are able to sell the recoup their cash by taking over the property and then selling.

You can always utilize a hard money lender to get the property and then refinance down the line (we have terms between 3-24 months). One client I have makes 16-17% on her rentals so hard money is still worthwhile with 8-10% interest rates. Plus appreciating property values are another avenue for profit along with the rentals.

 Or another option is instead of holding long term to buy and flip this if there is equity and you know you will be making money don't let go of this deal just because you cannot qualify for conventional loans. 

Of course getting the owner to creatively finance is another option, sometimes our investors will do both (have the owner carry 20-30%) as a seller carry back and have us be the primary lender for the rest of the funds to make the deal happen.
