Note to newbies - this is exactly why you have a spec'd out Scope Of Work AND a written contract.

 No official contract but I did send him a long text message explaining exact scope of work and price. he replied yes that’s correct we will start Monday

 I had another crew who installed sheetrock, Mud, Texture, Paint walls... and other professional Millwork installer who installed all doors, window trim, baseboards etc. 

This guy was suppose to paint interior millwork "Doors, Baseboards, door and window trim only", Paint all outside and stain cedar. not a lot of work so bid was pretty high but it was a Refferal so I trusted I would get quality work but...

Wow, that's cheap Jay..... I used to do bigger new builds, but just a few years ago I was getting bids of $80k for 4000 SF houses......

Mennonite or sub sect they own the company hispanic workers.  our siders are the same ..  The painters do a very good job as well I mean we are selling these homes in our market for 700 to 990k so the buyers expect good product.  And i have a 2 mil spec going they painted as well.. that one cost me 20k .. all in.  Lots of stain and custom painting  3.200 sq ft. 


 My house is 3200 SF worth 1.2m which demands quality work, I had 5 star quality on siding and millwork installers so very messed up to have this quality painter.

 No Contract. It was a Refferal from a friend where this same painter did a good job last winter but now he was too busy and tried to rush or something... I told him I will not Pay remainder of money unless you fix/ Bond all nail holes and respray all millwork he said you not paying enough for me to do quality work so that's the best you will get. needless to say im looking for quality painter to do it right

Hello BP 

I’m building new construction house, hired painter bid was 15,800 and I buy all material, I paid him 8,000 when job was 80% complete, now I look and horrible quality, they did not putty nail holes on Millwork, can see siding through thin layer of paint, light oversprays on hardwood , cabinets and walls, worse staining job on cedar you will ever see… told him to fix and he paint brushed made it much worse - what do I do?

I can get this build for about 1.3-1.4m not sure how I can get more cash flow when comparable will be over $2 million.
But I see your an agent if you come across a good deal or fixer with ADU or small multifamily I’m definitely looking to buy but it has to be a good deal.
