Hi BP,

    Can you share with me what your mobile home cap rate is?

  The one i'm looking at is a space rent only and does not own any of the homes.  There is also a 1,400 SQ ft stick built home on the property. 

What is a normal/average cap rate for a mobile home park?  I'm from the Seattle, WA area.  I would be interested to hear cap rates from other areas as well!

Hey @Loren Thomas

I think if you remove 4-12 bedrooms you will get a much higher count.  Unless of course your targeting mansions?  Try changing bedrooms to how ever many bedrooms you want per unit.  Like maybe 2-4 bedrooms per unit

Hi, I'm looking for an attorney for investing contracts!

Anybody have a good referral for an Real Estate attorney in the King county area?

I want to maximize my growth and dollars and time spent in every aspect.  Does anybody know an attorney who provides services and also invests in real estate.  I'm hoping to get guidance and learn from a experienced attorney while spending my money to utilize their services.

I have about six houses I am putting under contract-Man I'm excited!

Two are in escrow, one needs to be signed today or tomorrow, fourth is due to be signed on the 31st.  Fifth is waiting on a recovery from a bronchitis infection, sixth is looking into amount owed on loan.

I need:

Simple PSA agreement

Feasibility clause'

Cost est for setting up LLC

Assignment agreements

I know I'm asking for a lot here so if anybody has a great attorney please send me their info or send them my info

Hello all!  New to Bigger Pockets, (sort of).  Been listening to the podcast last couple months and trolling forums post.  Love the site.  Very well put together, Thank you BP staff.

@Brandon Turner  @Josh Dorkin.  The podcast have been awesome!  Funny and informative at the same time-very nice.

As a newbie I'm interested in hearing what My fellow washingtonians investing strategies are.  BP Members from Washington State or King County area please share with me how you invest-successfully.  What is your strategy?
