Lots of fantastic it advice here. As with most things, it depends.

I suggest strongly a budget. Unused "YNAB.com" it's a zero based budgeting system with iPhone apps so my wife and I can have instant updates to info.

If you give every dollar a job, and you know exactly how much you have, it makes it less stressful in my opinion.

This sounds complicated to me. Of you have a real deal, you will find a buyer. It sounds to me like he wants a piece of the action to bring you a buyer.

If you are nervous and want to share your $ go ahead and work with him. I personally would try to find someone local first.

I am not positive, but I believe CF=cash flow COC= cash on cash this one I am sure on ROI=return on investment

As for 2% rule, in my area it's not easy to do. If you stick to the 50% rule I think you'll be fine. (Take debt service from 50% of rent and the left overs are cash flow)

Pick up the phone and call some sellers. Or send out mailers and let them call you. Make low ball offers. Go to a REIA meeting and find someone with SFH as rental and help them out.

Take action, however small, ad do something.
