Hey BP’ers!

Is there a way to get a pre-approval letter without having to get a Hard Inquiry on my Credit Score? I’m in the Upper 800s and super meticulous when it comes to my credit. I’m currently interested in a Duplex and the seller won’t show me the rent roll without a pre-approval letter.

Thanks Jonathan! I definitely appreciate the feedback. Yes, I definitely plan on using as many free resources as possible. Residual income and building a legacy for my family is the goal! I'm looking forward to the journey.

Paying a coach or mentor is ideal when you have an REI business going, you get it, and you want to take it to the next level. Don't spend money that you can put into that downpayment, just ask questions, seek help, and come up with your pitch of what you can offer a mentor in return for their free guidance. What skills do you have in RE or out that can assist them so their time spent is worth it.

Good Evening! I am currently working on putting together my "team" or my "circle" per-se as I get into Real Estate investing. I'm seeking a Coach/Mentor to help me along the way. I have ambitious goals of purchasing a 4-Unit property by the end of 2020 and will need help along the way by somebody that has already accomplished that. Hopefully I can find one of you to learn from! I'm based out of the DC Metro Area, but am willing to have a virtual mentor. And my prime location of the property could be anywhere in the country where it's a good cash-flowing investment.

I'm currently working on obtaining funding for a multi-unit I'm interested in purchasing and a friend of mine recommended Lima One Capital as a Hard Lending company instead of going with a traditional bank. @Russell Brazil Yeah it can seem like a daunting task to find a decent Multi-Unit around these areas. Are you familiar with the Hagerstown, MD area? I have family around that way and have contemplated "walking for dollars" in their downtown area to get a vibe of that area.

Good morning!

   I just signed up for my BiggerPockets account and I'm addicted to the Podcasts! I'm a newly-married Computer Systems Engineer by trade and looking to get into real-estate. I also own a small business that makes beaded bracelets and beaded necklaces for fraternities and sororities. I own a townhouse by a metro station in Maryland (purchased in 2011). I'd like to start the steps toward purchasing Multi-Unit properties in North Carolina (that's where I'm from), Virginia, Maryland, and eventually DC (prices are crazy in DC).

   I'm all about networking and choose to meet one new person a day. My main focus is saving money and forming relationships with folks like me that want to get their feet wet in Real Estate. I look forward to chatting with you all!
