1. Try different banks. Real estate is all about relationships. You need to build some kind of relationship with someone from one of your local bank in your area. Typically for HELOC's they allow up to 50%. Do you have liquid cash? 2. Depends. If you can qualify for the new purchase you can purchase as if it your primary, move in for a while then rent.

As long as you have buyer representation you would be due some sort of commission I would think...We have programs like that here in DC. The buyer is required to live in the home for a certain amount of time. Either way the agent is still due a commission but you need to reach out to the company to ensure what their policies allow. You should still get paid either way.

Try reaching out to Marshall Bank....They have locations in the DMV area. Another person I would reach out to is Shawn Williams of Academy Mortgage. Local lender that does that type of refi pretty often. If the property was purchased using an LLC, you should have a problem qualifying with at least 1 year being business. Yes a lot of people are renter. Government subsided housing is the norm which is a little excited. If I can get Government guaranteed funding that would be ideal...don't you think? The land is already zoned residential so I suppose I would need to rezone.

Hi all, I need some help. My mom reached out to me and said my grandmother just left 6 acres of land in Louisiana. Background: Where this land is located is in a small town where the vast majority of individuals are not motivated to purchase property. Total population is around 25-30,000. So building single family houses is completely out of the question. I'm not sure what I should do with the land. A few ideas that come to mind is maybe building commercial property with stores...I also have considered building multi units and renting them out. Any advice would be help. Thanks you, Sam

I want to work for free as your apprentice, under your wing learning fix and flips, buy & hold and other techniques. I will get your coffee, pick up clothes from the cleaners WHATEVER IT TAKES to learn about real estate investing from someone who is doing deals. What can I bring to the table? Besides the obvious - Go getter - Relentless - Persistent Licensed Realtor, MLS access and experience, plus I know 1-3 gentlemen looking to invest money on fix and flip investment. MY VALUE PROPOSITION I'm not looking for a charity case. I want to work, find and close deals and learn the process. I AM WILLING TO RUN EVERY ERRAND IMAGINABLE IN ORDER TO GAIN THAT EXPERIENCE.
