6acres inherited and not sure what to do!!! Please help

Hi all, I need some help. My mom reached out to me and said my grandmother just left 6 acres of land in Louisiana. Background: Where this land is located is in a small town where the vast majority of individuals are not motivated to purchase property. Total population is around 25-30,000. So building single family houses is completely out of the question. I'm not sure what I should do with the land. A few ideas that come to mind is maybe building commercial property with stores...I also have considered building multi units and renting them out. Any advice would be help. Thanks you, Sam
