I'm located in the D.C. area and highly motivated to start building a real estate empire. I have a FT job and have about a year more of saving before I can purchase my second property. Looking for suggestions/ideas for ways to get engaged in the industry (and earn money) before I can purchase my second investment property. At this point, I'm leaning towards getting my RE license and trying to do that part time. Any other ideas would be greatly appreciated!

Thanks. I have family in Florida and visit fairly often. Also have not purchased yet because I was concerned about this specific issue.

I'm looking at an investment rental about an hour and a half north of Orlando. The property cash flows well but will require a fair amount of rehab work. Even including rehab it's still a good deal. I live in Maryland and wanted some thoughts on managing the rehab from a distance. Does anyone have recommendations for good contractors in northern or central Florida. Thanks in advance!
