I have to agree with @Account Closed. Most of my rentals are sub $50K properties, and they cash flow well. Using BRRR has helped fund additional down payments.

I have to agree @Owen Dashner  I had an insurance claim last year for roof and siding on a property, and because insurance doesn't pay for code upgrade on rentals, I had to cover ice and water shield, and some other things, on top of the steep deductible. By the time I got done, even though insurance was paying $15K, I was still out almost $4,000 from my own pocket. I didn't expect most of that expense. 

I also once preventively replaced a furnace, and found out the AC was actually shot too. Another unexpected 3-grand. 

I haven't personally priced a home warrantee, but my personal residence had one when we moved in. I tried to use it once, and the technician that was sent out knew less about my dishwasher than I did.

The point is, stuff comes up. You need to be prepared. If too many of these situations came up at the same time, you could go broke without some deep reserves.

Welcome @Joe Howell. This is a great community. Like @Josh Nix, I also binged on the podcasts to get started. Thinking about getting into MFR myself (currently all SFR). Reach out if you have any questions.

Does anyone have a contractor in Omaha, Nebraska that does seamless steel siding at a reasonable cost (preferably Emco)? I'll need a roof too. I'm just assuming they can do that as well. Any help would be appreciated. Thanks.

@Brian Mathews , I'm also a fan of fixing up a property and then using a cash out refi to pay for the next property, or down payment on the next, depending on the size of the next project.

@Louis Radosevich , I don't personally know anyone. I just recently connected with @Jeremy Prunty  .  He mentioned in a post that he was willing to sell some of his Omaha buy and holds as turn key rentals. Maybe try connecting with him.

Three of my four properties meet the 2% rule, although I agree with @Brian Johnson . 1.5% is more realistic, at least on the MLS, now that the REOs are slowing down.
