Post: Short Sale in Omaha - Who can take this on?

I have an executor willing to do a short sale in Omaha, Nebraska. I talked to a local short sale expert. He says I can't buy the property if he works with the bank; he can only give me a finders fee. Is there someone locally who can work with the bank on my behalf, so I can ultimately buy the property to rehab?

Same here. That was my all in price, $80K...house, rehab, utilities, holding costs. I then refinance 75% of the $110K ARV, and pull out $82.5K. Essentially, I break even paying myself back, but have another rental, and the monthly rent that comes with it, and start all over on another one.

Eric, All I do in Omaha is BRRR. The house I'm working right now is in Midtown. I'm all in for $80K. I can refi at $110K, and it rents for $1050. Works for me, although I agree with some of the others that inventory is getting tight, but it's helping on the back end. I thought the ARV on this house would only be $90K when I bought it in the spring. I was off in the right direction. Good luck.

William Strong - I've gone to every meeting for the past 12 months. That's the typical format, although they've had accountants, motivational speakers, assisted living facilities specialists, something different every month. One month we did speed networking (I met probably 30 people that one night). One month last year we took a field trip to a new apartment complex and talked to the developer. It's been a great meeting, and I've never felt high pressure when there is a sales pitch. I have not yet been to a mopoa meeting, but I'd totally recommend the Omaha REIA. Many attendees are on BP, and it draws people all the way from Grand Island, so it must be pretty good. Keep coming. Sorry we didn't get to meet last night.

I've got a large retaining wall that will need replaced this spring in a rental I have in Omaha, Nebraska. It's what I consider a large job (like 6-feet tall), will need some earthmoving, etc. It's a class C rental, so I'm hoping to not spend $20K on the project, but I want it done right, with proper drainage and whatnot. Any contractor suggestions for someone you have used, who's fairly priced that you would hire again?  Thanks.
