Albany is not a cyclical market but has always provided solid cash flow due to the amount of local colleges, hospitals, and government jobs.  But if you decide to invest In  cheap properties in D neighborhoods.. that's exactly what you'll get.

Does it cash flow? Is it in an appreciating market? 

After the first four sentences I read...I'd send her a notice. If the shenanigans continue...I'd waste no time in evicting.

Obviously it matters how they're trained BUT It all comes down to statistics. If the insurance company won't approve it or charge a higher premium, I'll pass. 

Insurance companies don't take into account "human ignorance" when calculating their risk.

Has anyone used a specific software to create professional looking procedure manuals? I have most of the systems tracked and documented. I just wanted to find something to make it look professional.
