Hi @Brooks Everline. Good INVESTOR agents are actually challenging to find, IMO. There are 2 I recommend. @Robert Ellis and @Tristam Griffith. I have experience with both and you can't go wrong.

Hi @Joshua Biondi Nice job being proactive. But I've owned rental properties for 13+ years and never needed a 24-hour handyman. We review with each new tenant what a true 'emergency' is (fire, pouring water, etc) is and what to do if such a thing occurs in the middle of the night. We also provide some maintenance basics (emergencies listed above, and our phone/website to contact with typical maintenance) in WRITING and put it on their fridge for easy reference. Has worked for years. We get the occasional VOICEMAIL in the middle of the night complaining of an 'emergency' toilet won't flush, furnace doesn't work, then we calmly contact them in the morning and remind them what we discussed, then promptly send someone to take care of the issue. Even in lower-end rentals, this strategy has worked well and even the middle-of-the night calls have only happened on rare occasion. Best of luck!

We're looking for a talented inside sales professional to help meet our real estate acquisitions goals this year!

Here's the job description:

  • Manage leads in our company’s CRM.
  • Analyze property values (training provided)
  • Meet with sellers that want to sell their house.
  • Build rapport with sellers, overcome objections and get contracts signed.
  • Follow up with past leads and close deals
  • Act on both inside leads and bring in outside leads of your own

Ideal Candidate:

  • STRONG Sales background is absolutely required, with proven history of success in previous positions
  • Energetic, motivated, and optimistic
  • Highly skilled at reading people and building rapport
  • Skilled negotiator, great listener
  • Dynamic, fast learner. We are growing and evolving daily.
  • Tech savvy- must be able to navigate our online (and offline, local) systems
  • ORGANIZED and strong at follow-up
  • Basic knowledge of residential construction experience is a bonus, but not required
  • Real estate experience is a bonus, but not required

More context of the position and ideal candidate:

This position requires someone who is self-motivated and doesn’t need much follow up from others to go out and close deals. We’ll teach you what you need to know about using our systems and evaluating property. You must have a proven track record in sales of building rapport, following up, and closing deals. No exceptions.

Requirements:

(Training provided- working side-by-side with the company owner during initial weeks.)

  • Reliable form of transportation
  • Must be available to take calls almost any time (expect 8-10 per week, more as we grow)

This is a contract, commission based position. You will learn a tremendous amount about being successful as a real estate investor, and if you meet the ‘ideal candidate’ points above, you will make very good money while learning. Because this is a commission based position, the ideal candidate will be hungry to get more business and isn't afraid to take occasional appointments on evenings or weekends (although most of the work is done Monday - Friday, daytime)

@Nathan Turner welcome and best of luck! There are tons of great resources including BP, other podcasts, and more. Just be sure to make networking a key part of your business. Figure out who's active in your area, then network with them by figuring out what you can bring to the table to help them (so that they can also help you.) Be an honest, genuine person and you'll find people are willing to help!

@Brandon Miller I love Dave Ramsey too, but remember- he's talking to the masses. When you have the initiative and drive to go into real estate investing, and are willing to put in the work to be successful, you now are in a very small minority of the general public. Debt (leverage) is key to building your business, as long as you know your numbers, do your due diligence, and use debt wisely. Best of luck!

 I have a couple positions I need to hire for our growing company.  An admin/assistant and an acquisitions manager. Has anyone had success posting these jobs on bigger pockets?  Any pros/cons I should be thinking about?
