The key to any ebook you read is actually putting it into action. You can spend thousands of dollars on all of the secrets in the world and if you don't actually implement what you paid for, then it won't be worthwhile at all.

Sending them a bill will likely just make them angry.

What I would do is probably make sure it's VERY obvious in the lease agreement & then even possibly work that into the deposit/monthly rent price and then if they DON'T have any issues then refund them that extra amount for taking such good care of the property when they move out. You could even put that extra into an interest bearing escrow account or something of the sorts.

I don't know what state you are in though, and they're all different, so checking with an attorney might not be a bad idea either.

Videos can be a great way to get someone's attention. What software do you use for the videos? I have been looking at a few options and comparing them but haven't decided on one yet.

It can range anywhere from $300-$1000. Not all plans are created equal - some will barely cover anything if you ever run into trouble - others have really high deductibles. See who other agents in your area and using and compare them would probably be the best way to go.

You can be a real estate agent online if you get leads and then refer them to others - making maybe 15% per sale. But you would have to be careful as to what you do and actually finding a broker that would allow you to hold your license with them as a referral agent only.

Those numbers don't surprise me at all. In my office we had 4-5 agents making all the money and the rest just kind of hanging on for the ride, lol.

A lot of people jump into real estate with no idea what's really involved and when they find out they tend to not do any of those things, resulting in little sales or activity.

Commercial is not for everybody! It can be lucrative though since the price of commercial property is generally much higher. I think if anyone is considering commercial it's important they take a few classes to learn the things they don't teach you in residential - also maybe to shadow or colist with an experienced commercial agent for awhile.

The key is a "good" real estate agent...there are quite a few that jump into new construction with no idea what is all involved.

Most new construction developments I have seen all list their homes with agents/brokers, though a few have their own in house reps such as Ryan and Heartland - though they do pay referrals out to the agents if you stay on top of it.
