When putting a listed property under contract for a wholesale deal, what is the best way to prevent the listing agent from circumventing and stealing any of the buyers/funding partners? NCND agreements seem to not work as I've been burned by agents who have signed an NCND and violated it within 24 hours of signing and stealing the buyer.

How much should you give a seller for "Option Consideration"? 

Some legal sources state that it takes only $1.

Some guru's say you don't need any money and some say they give the seller $100.

What do you give the seller for an option consideration for your lease option and subject to deals?

With the time it takes to train bird dogs, it generally ends up to cost more than it makes. I've worked with and taught for some of the big named "gurus" and it's the same for most of the students we train. It is more cost effective to pay a VA to do the lead generation work that bird dogs would do and they are better at it as it's their only job. You just have to think more business minded and figure out what would be best for your business. Paying a VA a few dollars an hour or spending countless hours training bird dogs, answering their support tickets, going through junk leads etc...Chances are you would have to hire a VA to go through those bird dog leads so by just having a VA do the job, you are cutting out the middle man.
