Bought a property for $25k in 2013.

Put $8k In Rehab.

$33K All in.

Rented for 3 Years Section 8 - Collected $27K in Gross Rent

Sold it for $60k this month.

Trying to get my track record up, got several other properties under contract with this same scenario. There is money to be made in the "Hood"... Been investing in SW Atlanta for 7 years now. There is money to be made in the inner-city if you got the marbles to get out there and make it work.

I have had so many people tell me I could not sell a property for this price in this area. But what I have come to understand these individuals are talking to themselves-self doubt. We all have sight, but very few people have a vision. See it Thru!!!

Agreed with Brandon --- I would negotiate and  not evict.

I spend about $150-$200 depending on the call volume.

We use answer connect, they are pretty good. They send emails of every call.

B2R looks at the property more as an investment/asset. The regular bank will look at it as house, so to say.

B2R understands investing side more then the regular banks

In GA you have to have I believe 5 or 6 people present to do the set out it is the law, not including the marshall.

$400 is not a bad price.

However they will just set the items on the curb, they are not cleaning the house.

You have to file the dispo again because it is a different month. Then go to court and see the writ through. Based on my experience.

My suggestion is to send a letter, with receipt of mailing. Put all your information in the letter and they will mostly likely call you. 

But it depends on what type of relationship you want with the tenant.

It is your property after you purchase, you can fire the property manager. However those PMs usually but a clause in the contract about early termination policy, which will cost you a couple bucks.

Would consult with and attorney to get the best direction how to discontinue the relationship after acquisition.
