Hi BP friends,

I have a house under contract in Atlanta and the seller wants to close by the end of the year. I made this clear to my current lender, but they are dragging their feet. I spoke to them today and they told me it was unlikely that they could do it before 1/2/20. As a result, I am looking to see if there is anyone that can help me avoid losing this deal.

Thanks for the response. I have to figure out how to upload the doc. The doc is titled "Exclusive Lease Management Agreement" I'm not really sure how to categorize it outside of that. I'm not familiar with the Association vs. realtor form. I'm not sure if her attorney has reviewed it. I assume so being that she manages properties in general. I have one other property which I purchased in 2012. With that SFH, I interviewed multiple PMs and made a decision based on their overall response to the list of questions I asked them all. In this case, the potential PM was my agent while purchasing the home. As a result, I did not go through the interview process. I just felt it made sense based on the experience I had working with her while buying the house. I will upload the doc as soon I figure where to do it at. Thanks again for your response.

Hi BP,

I have a property manager in mind I would like to hire for a recent house I have purchased. There was some minor rehab needed, which is wrapping up by the end of the month. I would like to get it rented by 10/01 which may be a stretch at this point. I read through the contract a few times as best I could, but contracts are not my strong suit.  I am waiting on a Legal shield to review it, but this seems to be a not so quick process. I figured it couldn't hurt to see if any of the landlords on BP could scan it over and tell me what they think.

Can someone please help me determine if this is a good deal?

I offered 5k over the asking price of 199,500 for this SFH -1483 square foot /3 bedrooms / 2.0 bathrooms in Lake Worth, Florida.

This was the only house I found in the area for this cheap.

Per redfin this home sold for 95K 2010 and sold for in 250K 2005. 

Based on this market today is this over priced?

Hi Fellow BPers,

There are a few people that have mentioned interest over the the last 2 yrs since I have purchased my 1st property. Most of the people are co-works or friends that have like minded mind frames in terms of  investing and entrepreneurship. 

My dilemma is that I can't quite put my finger on if partnering or letting them invest in deals I find. What I do know, is that I need to figure that out before going forward. This is of course assuming they meet the criteria of trust worthy, good work ethic, etc... How do I determine which is appropriate?
