@Chris Childers Welcome to BP.  While based out the Vienna/Falls Church area, I’ve done a few deals in the Fredericksburg area.  As everyone has mentioned, it’s competitive but not impossible as I’m fairly new to the area and was able to build a team and invest within a few months.  Feel free to reach out if you have questions, keep analyzing and keep submitting those offers.

@Nancy Moustafa, did the numbers work out as you hoped?  Ended up getting the 2 SFHs or passed on the opportunity?  Curious how it worked out.

Stopping by to introduce myself.  I’m an investor from Atlanta, GA, currently residing in the DMV area and focused on single family fix and flips with an interest in buy and hold (if it makes sense).  I’ve been lurking around the forums for quite sometime digesting all the great content on here.  Don’t know how or why I didn’t discover BP when I first started out a few years ago in Colorado Springs but recently moved to the DC area and putting the team and partnerships in place to start investing here.  I’m looking forward to connecting with like-minded investors, agents, CPAs, attorneys, lenders, contractors and many more in the area along with actively participating in several REIAs in the area.
