Hello Bigger Pockets Community,

I recently came across a triple net (NNN) warehouse/flex property that I'm considering. It is a single-tenant property with 4.8 years remaining on the lease, which includes 3% annual rent increases. The deal also involves a sale-leaseback condition.

I'm trying to understand if a 10% cap rate is considered high for this type of property. What factors should I consider to determine if this is a good investment?

Hello BP friends,

I'm working as an in-house property manager, I'm currently management roughly 100 units, as of now, I'm doing everything my self, since we are in the process of acquiring another few hundred unit, my question to is, how do up I set up the management like a business? which books should I read to get my self ready for it? or is there a business course I should take? I have to get my self ready to hire workers, split the tasks, basically run the show, please advise me with some valuable information.

I think that giving a discount for paying before the first, would cause less problems for the landlord, then giving a discount for paying on the first, becouse on the first rent is mandatory, and by giving a discount is will represent the opposite.
