3+ bed 1+ bath will pay up to $80k if it is rent ready-- depending on location / condition / foundation / garage, etc.

2 bed 1 bath will pay up to $50k if it is rent ready with same qualifiers as above.


Will entertain any rehab projects for less than those ARV's as well.

Does anyone know of wholesalers or owners of off market deals in St. Clair Shores, MI?  I'm a cash buyer and can't seem to find much inventory.

I bought my Roseville house turn-key. 2 bedroom, 1 bath with detached garage. Rented it for $740. I have a similar one in St. Clair Shores and Taylor. I got those cheaper on MLS when market was lower in 2011 and 2013. They rent for $750 each.

I like the concept of a rehab, but my job is demanding and I have a baby at home, so I'm buying turn-keys / low maintenance while the numbers still look good.  However, I look forward to a future where I am able to afford more time to focus on MY business rather than my profession...  if you know what I mean...

 I just bought a Roseville wholesale listed on Bp marketplace three weeks ago and am happy with the purchase.  If he finds another like that I would likely buy again...  Always room for more wholesaler friends though!  :-)

HI Bradley,

Thanks for the well-wishes.   Same to you, friend.  I'm looking forward to closing on a 2 bed 1 bath in Roseville this week.  It's getting to be a routine: every year or two I purchase another rental and re-read rich dad poor dad :-).

I'm lucky because I grew up learning good from bad in REI from my dad who is very successful at it.

I wish you the best of luck and offer to share my opinion on any deals or ideas you have.

Hi Nate.

Presently I'm looking to expand the hold and rent portfolio and not planning to flip.  What approach do you find that works to get the deals these days (as opposed to 2 years+ ago)

I would expand outside of Macomb.  Although Macomb County is close and convenient--  I noticed that Macomb prices are going up quick and think there may be some areas, such as downriver that are B/C class for good money with good cash flow.  I bought a 2 bed 1 bath in Taylor last year and am real happy with the cash flow.  Anywhere within 1:15 minutes of my house (in Macomb Twp) is fair game!
