Could not help but to think of a blog posted by Ben Leybovich earlier this week that basically said "you cannot afford to hire a PM." This is a prime example of why you can't afford not to hire a PM. Every situation is different Ben!

Katherine, I would highly suggest getting someone with experience in your market to handle your rental. Learn from them as you go and when you feel comfortable about managing your own home, do it! But the cost of lost rent far exceeds the cost of a good PM.

The recommendations for "flat" paint is blowing my mind. That is the worst sheen you could ever use, rental or not.  Spend a few extra bucks and get eggshell or semi-gloss. Flat paint shows everything. How do you think your tenant will feel about filthy walls after a year? Good chance they get sick of it and move. 

Make decisions that promote long term tenancy.

You can put any language you want in your lease to safeguard from liability. Truth is, if a child drowns you stand a better than good chance of getting sued, despite the language that is there to protect you. 

I own a PM company and we do manage some homes with pools. But for me as an investor, I would never do it.

Nothing sexy about this answer, but I keep a reserve of "worst case scenario." Roof, AC, flooring, whatever could pop up in the next several years. I have seen too many investors make poor long term decisions due to lack of funds. Cash is king.
