Wondering if you guys know any good contractors in the Wilmington DE area. Need help with walk thru's and generally want to know who's good. Looking to buy and rehab within the month. Please let me know.

@Jimmy O'Connor Yeah the potential ROI for rentals is insane. If you're willing to rent to section 8 I think it could be very lucrative.

With rental rates at:

1BR: $650

2BR: $750-$850

3BR: $950-$1000

And all-in after rehab costs for rowhomes at ~50-60k its a no brainier. I'm trying to buy as many as I can before people catch on.

This isn't happening yet but keep an eye out for Wilmington DE. Major money is funneling into the Riverfront and certain areas are being revitalized.
