I appreciate your responses everyone, @Jonathan R., good insight!

I am considering upgrading one of units with higher quality fixtures, how much value can this add to the home? What fixture adds the most value to a rental unit? What kind of rent increase is reasonable post upgrade? Here in Fiji, there is a rent freeze unless you get the home reassessed between tenants. What upgrade will add the most value for the least amount of money? Currently the unit has Concrete floors, basic louvre windows, low cost taps and lighting.

The value of bitcoin has skyrocketed, has anyone here cashed out yet for REI purposes? It seems ironic to use a highly volatile currency to fund a sometimes volatile industry. As real estate investors, do you find the crossover to currency/cryptocurrency trading is easy? Do they share many similarities? I would like to get more into Cryptocurrency investment myself.

@Account Closed Sound advice, investors can be rightly fickle some times. And when you are close to a project, it can be difficult to see its faults clearly.

@Dean Letfus I thought that was the case! At least it's good to know that I am not the only one experiencing delays. I think perhaps they are slowing the application down in hopes that I will attempt to incentify the completion; That corruption you spoke of.

1.Why do people take an instant dislike to real estate agents?

To save time.

@Joshua Greenberg I would imagine urban Nevada is pretty tapped out on affordable real estate, not sure what the rural market looks like? Any ideas?

@Barbra Thebenyane Testament to Biggerpockets general usefulness is a thread like this; This is definitely the kind of site where you can ask any question and get an honest answer! 

I think if you are willing to bear the initial cost on your capital, Artificial turf is the best lawn solution, 0 maintenance cost, and requires no water 'cept the occasional hose down for cleaning (which is great for water restriction areas). Certainly beats seed in my opinion. 

Full disclosure: I hate mowing the lawn! I would definitely use my seed (Capital that is) to acquire artificial grass.

@Kenneth Fetzer, Hi, living in Fiji here. To the best of my knowledge, non-citizens are no longer allowed to purchase undeveloped freehold land outside of resort developments. This was put in place 2 years or so ago to stop foreign investors from buying up all the available freehold at above market rate. Places like Pacific Harbour, Denarau, Nanuku, these are exempt from the restriction. 

You are however, free to purchase developed land. I have seen a few people buy via proxy, by that I mean they have a local purchase the land and put a cheap temporary house on it, then they can purchase outside the restriction.  Fiji is full of opportunity, and I have met a few Americans who come over with the sole intent to invest.
