Post: Provide Rental Agreements/lease term for House Hacking Tenants?

Staying extremely fluid in this market and blessed that I will be coming back from my deployment just as my LTR tenant's lease ends. It's my first rental, so I plan to move in, and house hack the additional rooms. Should I provide a version of a lease to each the tenants renting a room? Similar to that of which was provided by my PM to my long-term tenants? Any and all help (or lease outlines for house hackers) welcomed, thanks!

How aggressively should I be factoring in CapEx and maintenance respectively, as percentages of my monthly cash flow for a new construction home? Am I able to assume that it's feasible for me to be less aggressive with my CapEx percentage at least for the first couple of years? Any decent recommendations for CapEx/Maintenance percentages for a new construction?
