Looking to engage with some commercial multifamily HVAC, plumbing, electrical and PM teams in the Hampton Roads, VA area. Working on a few deals with my team, and would love some referrals of really good professionals that some of you may have worked with in the past on your apartments projects. Thank you!

Looking for advice on where  to start, or some actionable steps I can take to begin doing what I need to do to be able to GP a larger multifamily deal in about 2 years. For a little background, I have some experience overall...a couple of rentals, LP on a 24 unit currently, a bit of wholesaling, and a decent network of all typically pertinent players in the deal space, and I push my knowledge forward each day. 

But I know this is a 2-3 year from now goal for me, and I just haven't been able to find much on actionable steps to be a in the driver seat on a deal like this. Any and all advice or resources welcomed!

Recently wrapped up an eviction with the help of my property manager. Tenant paid for two years, and then stopped. Boyfriend (who wasn't on the lease, was arrested on site by the SWAT) I assume, paid most of the bills. Upon going through the house to get rid of old junk, I went through some old papers that were left behind, of which were addressed to a name I didn't recognize. I immediately got suspicious and retained these papers. After a few trips back to the home to work on repairs (they trashed my house), I checked the mailbox and saw new mail addressed to this same name. Upon seeing this name again, I looked it up online and found that the person it belonged to had a number of articles from our local news station for a number of crimes, to include forgery, identity theft, impersonation, etc. 

After looking the name up on Facebook and scrolling through the page for about an hour, I saw that this was my former tenant. There were tons of mugshots online, articles, etc. I went through her Facebook, and turns out she runs a CPN business (credit profile number, for those who may not be familiar... people use fake names and SSNs, and credit profiles enroute to obtaining housing, cars, credit cards, etc.).

I'm very bummed because I was gathering contractor quotes to have these damages added as judgements that could be garnished from her paycheck by the state, and now we've hit a dead end. Since she was never who she said she was, even the eviction papers aren't addressed to the right person. 

What should I do? I'd like to continue to sue for missed rents and damages, but I have no clue how to go about it anymore and don't know if it will even be worth it after the ~$20k she'll owe in both, anticipating an attorney will charge close to this or more. 

Do I chalk this one up? My property manager recommends i notify the FBI but I'll be honest, I really just want my money. Open to your opinions.

@Bryant Brislin I plan to take over payments, facilitate the home going on open market and pay off the remaining balance of the loan.

What's up team, I have a subject to deal that I am working, and I want to make it as comfortable for the seller as possible. This includes allowing the seller to foreclose on myself and my team should we ever fall behind in payments, which we will not. This, I feel, is the least you could do in a subto deal if the loan remains in the seller's name. 

However, I'm not exactly sure where to turn to make that happen. Is this necessary, possible? Anyone have experience with objections for subject to deals and how you went about them? Thanks!

Hey Team, quick questions for you all. I have been under property management for one of my units for the past two years, and planned to self manage at the end of our contract term. The end of my term is in the beginning of March, but the process has begun for eviction against the current tenants. I anticipate that it will (and would like to plan for it to) extend beyond the contract date for property management.

What should I do in this situation? Do I take over the rest of the process? Does the property management take it over? Should I negotiate some sort of payout over the next few months, to handle the eviction? Thank you all

Hey team. Looking to potentially borrow against my military retirement account to go purchase at auction in my city. Interest on the loan sits at 5% over 5-year amortized period and repayment comes through deductions from payroll, unless I pay in full. Intention is to purchase at auction, and wholesale the place to a cash buyer after redemption period is over if i decide not to hold onto it myself. Looking for general advice as to what if anything, I should be concerned about. I'm fairly confident in my ability to get a place moved after acquisition.

If I complete a transfer of title from myself to my LLC for a property of mine via quit claim deed, will the debt transfer to the LLC and be removed from my personal credit profile?

Teetering the idea as I recently have begun to explore asset protection/making assets invisible to the entity that is me via a trust where I am the trustor and trustee.
