Hey Tara,

My 2 cents...

Get on the same page with the owner and find out exactly what's happening/happened. Don't assume anything and double check whatever s/he shares with you.

At the same time, do your due diligence... searching for a way to get into the deal with plenty of solid profit potential.

Your exit strategy options will become pretty clear at that time.

Make sense?

Thanks Dan! I am going to talk to the owner this weekend. But by me just starting out would a short sale or fix and flip be too difficult or should I stick to wholesaling it since I'm just beginning?

Thanks,
Tara

There's a two flat building next to my parents house that's in foreclosure- i don't know if it's REO yet. The owner just informed my dad that he was losing the property a couple of days ago.

In my situation (being a newbie) what should I do? wholesale it; find a Hard Money Lender and then fix & flip it; or shortsale (don't know much about this at all) if it's not already bank owned? Or what are some other options?

Thanks!

A good relationship with a Divorce Attorney and an Estate Planning Attorney can yield a lot of referrals.

Also there are people everywhere looking into loan modification services. These often don't work out and a Short Sale is the next best thing.

You can try road signs too.

Thanks!

Thanks Chris, those all sound like great marketing plans and I've been doing some of them already.

There are no motivated sellers in Chicago.just ask your competitors, but in case you find one make sure one of your must do activities has been building a buyers list..

The others have given you some good ideas, pick one and combine it with the driving for dollars activity. such as driving by the absentee owners properties and seeing whats going on, check the street for other prospective properties and hit the neighbors for info as well as asking if anyone they know of has mentioned maybe buying or selling..

Call on for sale/rent/sold signs and get the info, and as you learn the area
ideas will come to you for doing it better as you do it

plus as Alex suggested go to the www.click2mail.com site and see what they offer you...

No motivated sellers? Well, I guess this will more challenging than I thought. The good thing is that I've been building my buyer's list.

Thanks for the advice.

Canvas some neighborhoods and find all the vacant and abandoned properties. Take down the addresses and then go to the county tax records and see if the individual who owns the home is out of state or local.

Get in touch with your local code enforcement officer in the county in which you are working. Talk to the postal carrier these are all people that get paid by the state, city or govt and they can be a TREMENDOUS help to you.

Make sure you have a business card and use both sides of the business card. Leads should start coming your way if you follow these steps.

That is your mentoring for the day. I usually charge for this info Tara, but I will wait until you do your first DEAL.
