Send them a registered letter informing them of their breach of lease with a short amount of time to cure.

Follow up with an eviction if they don't comply.

Or, if you want to be known as a 'strong' LL immediately evict.

The best way to communicate with a deadbeat tenant is with a Deputy Sheriff's knock on the door delivering process.

I'm a professional writer and have a file full of 'threatening' notices which work maybe 10% of the time (and only with law-abiding tenants with something to lose).

Creating and sending them is mostly an exercise to amuse myself.

These are the same people that don't know how to handle a credit card.

'Money Management 101' needs to be a required course in the 8th Grade or earlier.

If you can compel your tenants to purchase it by all means do so.

That way, if the tenant sets the place on fire (like one of mine did), your insurance company can go after their insurance company.

Lots of good responses here, but another angle would be further study of your own particular market.

What is your competition offering? Are you maximizing your marketing? Who makes up your rental pool? Is your area undergoing a seasonal shift, or a more ominous cyclical shift?

In my own small pond triggers vary beyond just rent. However, I'll lower rent when necessary, but that just makes me all the more pickier as to who I choose.

Luckily there is no law pertaining to length of lease.

When I'm in doubt with a new tenant I go for the month-to-month lease.

Except for college students where I get the good ol' Parental Guarantee!

Calculate the minimum you need to spend to get this place rented. Finance the materials with your credit card. Work 12 hours a day seven days a week until the property is rent-ready.

Rent it out to good tenants to establish cash flow. Your options are now 1) flipping (not all markets are good for flipping), 2) keep for a year and refi, 3) try owner-financing.

Here in my college town the big luxury student complexes rent with furniture as well as with every other amenity one can think of.

But I don't because my competitive edge is 'location'.

College kids excel at destruction so I never put anything more than I have to within their destructive little paths.
