In most cases I use recent similar comps to base my ARV since it is my belief as with others that a house is only worth what someone will pay for it. This house in particular is sitting on a good street with two houses that could be used as a indicator of ARV one which sold for $205k (3/16/15) and another that is pending for $149k(3/9/15). BOTH similar age and square footage as subject property.

Also I understand your point about  the West End area but I urge you to take a second look. Due to the Beltline there is ALOT of activity in and around the West End area. A seasoned investor had to open my eyes....

IN MY OPINION the area is ok with some money to be made. Would need to see house and neighborhood to give more detailed opinion. PM me address and I will be happy to ride by and look. Also make sure mangement is actively involved in managing, you cant manage these areas from a desk.

Hey Joey, Its good to hear you are interested in the Atlanta area. Although I dont own any properties in Atlanta I deal with investors on  a daily basis concerning their properties, I also grew up in the Atlanta area so I have a pretty good idea of whats going on.  One thing I would HIGHLY recommend is that you really pay close attention to the neighborhood where the house is located. And if possible visit the area you are considering making  it a point to go at night. When doing your research be careful of the following zips. 30310-30315.  I must make an important point, Atlanta in my opinion doesn't have bad areas but more like bad streets and blocks.  With that being said NOT all neighborhoods in these zips are trouble and I know this for a fact since I live in 30311 zip and Im very happy. 

I know a few good realtors, wholesalers and turnkey companies you can message me for contact info. 

There are many experienced investors on BP who actually own properties and are also familiar with the Atlanta area.  These are just my two cents....

Cris, You might want to consider the cities of Hapeville,Ga., East Point,Ga. and College Park, Ga which all surround one of the busiest airports in the world Hartsfield-Jackson. All three cities work very hard to keep there small town appeal and crime low. Here are the links to there city websites.

Just read that Porsche Cars North America will build its new headquarters in Hapeville,Ga. which will bring an estimated 400 jobs to the area. 

I cant help with the hard money.
