I think you should consider how to comply with the TCPA first. That is the law that regulates the type of activity you are describing.

 If im offering to buy there property and seeing if they are interested in selling, i dont believe to my knowledge of tcpa, that i would be in violation being im not selling anything.

Every time i put an offer on a house, i get told that the agent or the seller will not allow assignment, which kills the deal immediately. Is there a way around this besides double closing or off market?
