Thank you for the reply. It is most definitely not worth it. I was wanting to ask because I couldn't find a definite answer and figured someone on the forums would be able to tell me...mission accomplished. 

my current situation doesn't allow me to move into the multi unit. I will look at different creative strategies to buy a MF property with less of my own money down.

I currently have a SFH as a primary residence but Is it possible to buy a 4-plex as a primary residence to get a lower interest rate and then rent out 3 of the 4 units and keep 1 not rented as my primary residence for 1 year before renting out all the while still living in my SFH?

Hi Everyone,

My wife and I just purchased our first 4-plex and are eager to grow and purchase more but we have run into the dilemma of not having the capital to fund more deals. Any first hand experience and insight you could give us? looking at 2nd jobs to bring in additional income but would ideally like to have that centered around real estate as to gain more experience and knowledge within the real estate investing world. I appreciate your insight in advance.

thank you Joshua and Scott. Yes i do have boots on the grounds and have created relationships with quite a few contractors in the area as well. will start there and good to know about the fixed rate vs hourly rate. Thank you.

Thank you for the info Mason. I manage the property myself so with that said all i would need to do is hire a Realtor to do the showings? With you being a real estate agent how does this work, is it a fixed price to get a tenant in or do realtors charge per hour for showings? wanting to figure out the cost of that vs me going there myself.

I purchased my first out of state long term rental property and have since fixed up a vacant unit. it is now time to get applicants and once they qualify I will need to show the unit. does anyone have experience with how to do this while being out of state?

Does anyone have insight/experience with Investing in Multifamily Properties in opportunity zones within California? I have a property that looks pretty good on paper (cash flow wise) but I am a little hesitant in moving forward as I don't know enough about Opportunity Zones to say i can actually get the market rent. I would appreciate input or being able to talk with someone.
