David Faulkner I guess I don't fully understand, are you suggesting there's no good path to follow? Or did I miss something?

So I was browsing YouTube and I found some guy spouting off his doomsday theory about how we are in a real estate bubble and it's gonna pop in 2017, all his facts seemed pretty legit, but it's kinda worrying I guess. I want to get into real estate but that has me a little shaken. How likely is another bubble, and how likely is 2017 to be horrible for real estate??

Are there any experienced investors around here? I am in either town every day and I'd like to connect sometime! I don't know really anything about real estate investing In the real world, I read bigger pockets every day, but iv never actually met anyone who's actually out there getting it done. I really want to live out my goals and I believe REI is the way, so I'm trying to learn everything I can.

Iv been thinking about closing costs and wondering how to pay for them. I am wanting to house hack, so I'll use an FHA or FHA 203k hoping for a max of 4,000 down, but if closing costs are going to cost more than the down payment (I have heard as much as 5,000 dollars) I don't really have that kind of money. So what do I do about that?

I have never invested "yet", but I am interested in buy and hold of multifamily rentals. How, as a first time Owner occupant, do you deal with the tenants knowing your their landlord and are living with them? If something were to happen, (you raise rent, you need to evict, etc.) how do tenants react? I really don't know that i will have all the money to invest in starting an LLC (I guess I haven't researched that much either.) I am still very new to the idea of REI so I really don't know much yet.

@Isaiah Foster I don't exactly have any questions per say. I am pretty sure that i would like to get into rentals. So i am trying to learn everything i can about that and the area here, i really havnt even narrowed down to a certain zipcode either.
