Hi all, 

I am relatively new in my REI career (two properties - one house hack in Thousand Oaks, one vacation rental in Big Bear Lake), and am looking to connect with wholesalers for a new purchase in the following markets: San Bernadino, the Inland Empire (CA), San Fernando Valley, and surrounding areas. Can anyone point me to good wholesalers they have used in the past?

Hey Tyler (great name btw),

House hacking is the way I got started. I bought a house with a guesthouse, lived in the guesthouse while renting out the main house for the entire PITI. I was able to put the money saved into a second rental property two years later, which I am now selling to try and upgrade to a 4plex. Would highly suggest you get your feet wet with house hacking, as it's a great low(er) risk entry into investing. The best resources imo to start with would be cherry picking the house hacking podcasts here from BiggerPockets.

Makes sense Jonatan. I was more so looking at a buy, rehab, and rent situation, with the possibility of flipping depending on the metrics on the buy. Again, the point here is more that my current market is extremely hot and expensive, so I'm looking to move to another market.

Definitely have interest in flipping in SoCal. I live in Thousand Oaks, and it just isn't realistic in my area. However, wouldn't be opposed to doing something in the inland empire or some of the less ridiculous markets.

Hi All,

I live in an area in Southern CA where flipping just isn't a realistic option for me (median home price is 700k). I'm interested in exploring the Texas markets (San Antonio, Austin, Dallas), but am hesitant to begin in a market I have no immediate knowledge of. Investors - what are some of the downsides to working in a market far away from the one you live? I would imagine it's much more difficult to find good contractors, keep things on schedule, etc. Would love to hear some of the positives and negatives from the community. Thanks so much in advance!

Hello everyone! I am a new member to the community, currently located out of Southern CA. I have a duplex in Southern CA I currently own/live in, and have purchased one vacation rental that is working out well, but am looking to expand into both the buy and flip and buy and hold markets. Can anyone provide some markets they seem to be having success in? My current game plan is to look heavily into Dallas, San Antonio, and Austin (may be priced out of Austin). I have a primary source of income (~100k per year), but looking to get to the point where real estate investing can be my full time gig. If anyone has any helpful tips, or words of caution, please let me know!
