Hi everyone, and thank you for your help in advance! 

I'm an investor from Southern CA with two rental properties in the Los Angeles area, and am looking to purchase a few multiunit properties in better cash flow markets. For a myriad of reasons, I have identified Dallas, Texas as the market I would like to begin buying into. My game plan is as follows - first, to identify a good property management company, and a great investors agent in the area that can help guide this journey. Once these are identified, I'd like to work with the agent to purchase around four 2-4 unit properties between January and June. My question for you all - does anyone have recommendations on PM or investor agents in the Dallas area? I've found there is no greater resource than this terrific community when it comes to referrals. Thanks in advance, look forward to hearing from you all!

Hi Steevee,

It's really hard to buy for cash flow in SoCal. However, the BRRRR method could be applied in the inland empire - think San Bernadino, Victorville, etc, You will just need to really find a good deal. The majority of investors here currently seem to be either flipping or buying for appreciation. This lack of cash flow on rentals is the reason you aren't seeing turnkey websites for the area.

What do you bring to the table? I say this because in order to entice a flipper, you are going to need to have something to offer as well. Do you rehab, have capital for the deal, etc.? Otherwise, why would they want to share profit with you? Just something to keep in mind.

Hi Dan,

I'm in a similar situation - live in Los Angeles, but have been looking at rental properties in other areas. My recommendation - take a look at Indianapolis and KC. Great cash flow opportunities out there. Just keep in mind all of the things that can be more difficult out of state (will need a property management company, but finding the right one can be tough).
