My focus area is Shelby/Gastonia/Belmont. Just finished full renovation on a triplex in Gastonia. Placed the last tenant and getting ready to complete the BRRRR strategy next month with the bank.

Currently looking for the next deal or deals!

If I have a tenant that wants a 6mnth vs. 1 year lease I simple take 1 months rent and and divide by 6 months and that is the rent they will pay. Turnover is your biggest cost so if they are a higher risk tenant then they should pay a higher rent. It's the same thing car dealers do. 

Market is hot in NC, not sure what part your in but finding tenants isn't hard. Finding the right ones takes good screening but at the moment there are more tenants than housing.
