@Rodrigo Orellana if they're good tenants, I'd try to move them over and keep some cash flow coming in. If they aren't a fit for where the building is headed, give them a 30 day.

@Rodrigo Orellana once you have two units done, you could offer to move the existing tenants into one of those. Or, since they're MtM, just give them 30 day notices to move out when you're ready to work on their units.

We have investment properties in several small towns around Waterloo including Dysart, Independence, Sumner, Winthrop, Waverly and Hudson. I'm also the broker/owner of a PM company based out of Waterloo and we reach about 30-45 miles in every direction. We've had a lot of success in small towns. For example, in Independence (population of 6,000) we have about 80 rentals and zero vacancy right now.

@Basit Siddiqi If I forgo my commission and the seller provides a credit to the buyer for that amount, is that an option?

I'm doing several RE deals where I am the broker and also the investor and I want to reinvest my Buyer's RE commission straight back into the deal.

Is there something else I can call this commission and have it show up on the Closing Disclosure as a credit to the buyer?

I would prefer to have it show as a credit to the buyer rather than realizing that income and having to pay the taxes!

If it cash flows enough that it's worth the risk, I'd go after it. Depending on where these properties are at, we've got a couple banks in the Cedar Valley area that get creative.
