Hello Hunter,

There are a lot of great questions here. First, your dad should determine how much level of risk he is willing to take on. If he is willing to take on some risk with purchasing some rental properties, then he should absolutely do it.

I feel that purchasing more properties is a great idea. That will allow your dad to take advantage of more appreciation from more properties and create cash flow to pay of the loans and then some. 

The risks would be in not being able to find tenants for the properties so they just sit and among other things as well. 

There are many loans he can get. Finding a good lender will help him find out what will work best on what he is looking for.

Hello Everett,

That money from a cash-out refinance is tax free. That is considered a loan to yourself with your home being the collateral. That is the great part of real estate!

@Keith Morrison looks for companies that provide NINJA loans or DSCR loans. These will not take into account your DTI and they will allow you to put them into LLC's so it doesn't go against you personally. This should definitely help!

@Fabricio Laboriel there are companies that offer great products for real estate investors who are doing flips or value add investments like BRRRR. Look for companies that offer NINJA loans or DSCR loans. They should have some great options for you to look at. Hope this helps!

@Ernesto Salgado the risk of the DOS is something we have to account for as investors. I heard that podcast as well, and like you I could not find any information on it. As long as you are paying the bank each month, then there should be no reason to be worried unless interest rates go sky high. Just make sure you are always ready and prepared to sell or refinance if that time every does come.

@Walter Mosley I totally agree with Bjorn. Do not try to guess with this. The best advice I got was to get a team right away to help me set up all my tax strategies and entities correctly from the beginning. Find a great CPA and they will get you set up the best way possible. Trust me, a great CPA is worth every dollar!

@Zeke Sanchez another great tip with VA loans, is that VA will only let you have one VA loan at a time. After the year in the property, you can refinance the property into a loan with another bank and go buy a property again with a VA loan. I have heard of a ton of success with this strategy and it's something very useful to take advantage of!

You're CPA will be able to get you set up for the best strategy. Just let them know what it is you are trying to achieve and they should help you build a strategy to best suit you. It is a great question, just surround yourself with experts and they will help you grow.
