Post: Direct Mail on vacant property

After listening to some of Bigger Pockets podcast. I believe i found a very good vacant home near a very good elementary school. Neighborhood is great, cost of living is cheap and employment is good also. After doing my research on the property I found that its being managed by a third party. I'm leaning towards contacting the owner of the property through direct mail, to set up a deal. If y'all think this is a good idea and I should go through with it. What do y'all think i should put on the mail, concerning the vacant property?

So i found a house going to 5 grand. After doing my research on the property, I found that its owned by a property tax loan agency based in Austin,Tx. The previous owner is a lawyer who practices in my local area. I talked to the real estate agent and she mentioned that the title wouldn't be clear until after 3 years. The neighbor crime is a big F, the employment rate is a D, and housing is a F also. Everything else seems to be fine, but i was recently contacted and was given an opportunity to do my very first real estate deal. In yall's opinion, do you think i should?

I would like to start here in Waco because i know the area very well but the haven't found the right property. I'm willing to branch out to surrounding cities too.

Entering the world of real estate here in central Texas. Wanting to do a few things while on this forum. For one i want to build networking and for two im looking for either a partner to get into real estate with and for three im looking for all and everything that i can learn about real estate before buying and holding properties.
