Hello Everyone!

I am creating this post in order to capture more buyers and update my list with new investors that have joined BP.  I have experience in wholesaling, flipping, construction, and was an agent several years back.  I understand real estate, estimating rehab costs, contract negotiation, etc.  I find that a lot of wholesalers send out junk, underestimate rehab budgets, or just re-market other deals.   That being said, I know there are a lot of buyers out there that are new, and sometimes are timid to take on their first deal.  I'm looking for seasoned buyers, those who buy at least one deal a month.  I price deals based on the 70% rule - rehab cost.  I don't want to exclude anyone, but I'd prefer experienced buyers to eliminate the back out jitters of first time buyers.

Hey guys,

I'm new to the game, and I was curious what areas you both work in.  I live in Murfreesboro, and I have a full time job.  I'm looking to get my hand in a few deals.  If either of you are open to it, I would be happy to help where I can to learn.  I'm in outside sales, so time is on my side.  I also have a few years of construction experience, so I am not totally foreign to processes.  

A couple things I would like to learn:

-Determining scope of work, and the order in which things need to be done.  

-Estimating rehab costs, and how you guys go about doing it.  (Blake, I didn't know if you just did wholesaling or if you were also flipping)

-More than anything else, I just want to network with guys in the business.  I have been to local REIN meetings, but it has been a while.
