Thanks Nick. Yeah all of that information. How do you go about finding that information? As in rental rates, repairs needed, ARV, tenant situation, NOI. I don't quite understand how and who to find all that information from.

hello biggerpockets! I have been doing a lot of property analyzing lately and am having a hard time finding the exact information I want. what do you guys ask property sellers to get all of the current useable information to make calculations on NOI to properly find the cap rate? what Is the best way to get the truth out of a sales agent and seller? I know this might be a negative view on the selling situation but I feel it is imperative to find out all information possible, and sometimes it's just not given up front. I am very interested to see what other investors have come across and what's work best for them! thank you all so much! greatest!

I am a full time maintenance technician for an apartment complex. But like anyone I want to be my own boss. I have all the skills and attributes to make a home beautiful. Basically I've narrowed it down to flipping or buying and holding for a rental property. But I'm leaning towards flipping. I've heard it can be risky. some tips on building a buyers list? And tips on getting the right loans, and fully verifying the home doesn't need more than I have analyzed it to need? Any advice would be greatly appreciated. Hello BiggerPockets! my name is Tyler, I'm a young man with the desire, courage and willpower of a thousand. although I have read the beginners guide and read a lot of blogs and listened to podcast's on wholesaling, I just don't quite get how I should start. Where should I find my deals? how do I go about "purchasing" the house from the seller? Is it smart to just go after foreclosed houses and houses in rough shape? or is there a different approach? Any advice will be greatly appreciated. I just need to step into the door and I know it will start flowing from there. I just. Need. That. Initial. Push! Thank you all for reading!
