Hi @Vivian K., I actually did end up buying a property very recently! I bought a new construction in northern Nashville and the value went up ~$40k before the house was even built (based on comps). I already have planned renters and should make some decent cash flow. I will say though, the market is insane right now. I put in several offers that fell through because people paid way over asking price and all cash. That's why I ended up going with new construction. Thanks for the replies so far! I should clarify: I'm looking to invest in long-term rental properties for cash flow. Ideally looking for cheaper properties that might be in need of some rehab (i.e. BRRRR strategy).

Hey everyone, I'm looking to invest in Phoenix and surrounding areas and was wondering if anyone had any good references for realtors and property managers, especially those that have experience with investing in the area themselves. Thanks in advance!

@Ali Boone I will definitely keep you posted. Besides things like growth and development, a major reason for my interest in Nashville is the connections I have there. I have a lot of family out there that know the areas well and I have great connections with contractors and a realtor. Being out-of-state, these things would really benefit me.

Hi @Ali Boone, I appreciate the honest response! I was starting to feel the same way about Nashville. I've been searching for months and even took a trip there, but I can't find a good deal in the areas I have been looking into. I won't give up looking, but I'm keeping my options open and looking elsewhere too. Although, I heard commercial real estate might be a good investment in the area.

@Jim K. Thank you for that incredible description of Pittsburgh's growth! :) I've heard similar things (though, not with such great metaphors) about Pittsburgh, which is why I'm looking into the area. I will look at the Munhall-Homestead area and see what kind of deals are around there. Thanks again for your input!

Thanks for your response! My plan is to start with 1 rental property per year for the first couple of years, and use the cash flow to reinvest into more properties. I'm hoping that after a few years, I will be able to buy more than 1 property per year. My very aggressive goal is to own 10 doors in 5 years. I might eventually invest in duplexes, triplexes, or quadplexes if I find some good deals.

Thank you for your response! I am looking for value-add rental properties (seems necessary for good deals these days), but preferably with mostly cosmetic renovation needed. I'd rather not have to deal with major structural work or anything like that. For my first deal, I'm trying to keep it relatively simple since I'm an out-of-state investor. As for location, I am still open to looking at many rental markets around the US. So far, I have mainly been looking into Nashville, TN and Pittsburgh, PA, mostly because I know people from those areas that can help me understand the areas better. If you have any suggestions for other locations, please let me know! As long as I can find a great team (RE agent, property manager, contractors) in an area, I'm pretty open to anywhere that has a good rental market and good price:rent ratios.
