Quote from @Jerryll Noorden:

Not only CAN you be honest, you SHOULD.

Not just because it is the right thing to do, but let me tell you what actually happens when you are honest.

You get WAY more contracts signed, and with far higher profits.

We get offers accepted for half what the competition has offered the seller and the biggest reason why they accepted our lower offers... they felt good about us, how open and transparent we were.

Being honest also will never get you in trouble when you can't find a buyer. We tell them everything that they can expect, including the risks, benefits, and disadvantages.

They know it all.

Look, wholesaling literally is a huge benefit to the seller. It honestly is what sellers want. So why lie? I never understood that!

Yeah my good dude. Go do you, be honest and you will make it far.

I couldn’t agree more, I think it’s just easier to be honest and transparent.

Hey Everyone!

I am curious as to how you guys let a seller know you are a wholesaler without causing friction with them. I believe you should be honest with everyone and not try to hide anything, but how do approach this with a seller and not scare them off at the same time?

Hello everyone!

I was wondering what are your thoughts on Propstream or Batchleads? I currently have Propstream to build lists and skip trace, but I’ve heard that Batchleads is better for skip tracing. Should I be using Batchleads instead of Propstream or can I use Propstream and just use Batchleads for skip tracing? Any help would be greatly appreciated.

Hi Everyone!

I was hoping somebody could recommend a wholesaler/investor friendly title company. I've been looking for one around the Denton area, but everyone I talk to either doesn't deal with wholesalers or they do it on occasion. For the ones that do it on occasion, say they prefer not too but they can do it if need be. Any help would be appreciated!

Hello everyone!

I was hoping someone could point me in the right direction. I pulled a tired landlord list of about 500 contacts, I'm wondering how many times you attempt to call them before you get a new list? Also how often should you call the same list? Once a day? Once a week? I'm not really sure at what point you stop and move on to another list. Any help would be appreciated!

Quote from @Ali Williams:

Hey guys! I think we are going to shoot for:

September 8th 5:30-8:00 at Sidecar Social in Addison. Please let us know if you can make it so that I can give the space a call ahead.

There isn't a separate room, but the space is huge. I was interested in something pretty informal... but if any additional meetups happen from this thread/group I would be open to trying to make those too! Look forward to meeting you.

Definitely looking forward to it. Is the event created somewhere so we can register for it?

Hello BP Community!

Over the last couple of months I have made a post here and there about various questions that I had. Each time, I have had responses that helped me see things from a different point of view. So here I am again, seeking advice. My girlfriend and I have been planning on buying our first property in Dallas Texas were we currently are living. We are originally from the Orlando Florida area and would like to move back there in the next few years. The other day we had a discussion and were thinking not buy a property this year and just continue to save until we move back so that we have a bigger down payment. Is this something worth considering, or should we get started sooner rather than later?
