@Andrew Postell - thanks for the mention! Yes, this looks like it would be right up the alley for the 15% down non-qm product that I have for quadplexes.

@Ben Volkman you can use income from all 3 units for the self-sufficiency test. Clear as day in the Handbook 4000.1



"Net Self-Sufficiency Rental Income is calculated by using the Appraiser’s
estimate of fair market rent from all units, including the unit the Borrower
chooses for occupancy, and subtracting the greater of the Appraiser’s estimate
for vacancies and maintenance, or 25 percent of the fair market rent."



(a) Definition
Net Self-Sufficiency Rental Income refers to the Rental Income produced by
the subject Property over and above the Principal, Interest, Taxes, and
Insurance (PITI).
(b) Standard
The PITI divided by the monthly Net Self-Sufficiency Rental Income may not
exceed 100 percent for three- to four-unit Properties.
(c) Calculation
Net Self-Sufficiency Rental Income is calculated by using the Appraiser’s
estimate of fair market rent from all units, including the unit the Borrower
chooses for occupancy, and subtracting the greater of the Appraiser’s estimate

@Ronald Rohde - yes, it is a pretty broad geographic region for now. Focus is on the Las Colinas / Coppell areas though. Trying to be within 15/20 min of the airport on 114, 161, or 121.

Hello fellow BPers,

My residential mortgage brokerage business is growing, and it is time for us to take on our own office space and get away from renting.
I'm looking for something in the 5,000 - 10,000sqft range in the following areas of DFW. Is anyone else looking to go in on some office space in this area in early 2020? 



I'm looking for a referral for a property manager and looking to connect with potential partners or private lenders for a TBD owner-occupied office space deal. I particularly like Las Colinas / Coppell. 

I am a CPA and residential mortgage broker. I have experience with single family residential investments, multi family syndications, and senior living. This will be my first venture into commercial office space, so I'm looking to connect with some people familiar with the matter.

I agree office is difficult and competitive right now. Mostly looking to reduce the rent expense of my two companies by owner-occupying and multi-tenant space, so hoping to find something that will fit that strategy well

Hey Commercial BPers,

Anyone have recommended tools (specifically spreadsheets) they use for commercial deal analysis for office space? Links to your favorite BP files would be greatly appreciated. What websites are best for running sales comp and rental comp analysis?

- Deal size $2-8M

- Owner occupied, multi-tenant

- Class A or B

- Want a comprehensive tool for calculating IRR/cap rates/etc with ability to toggle many different assumptions.

I have a couple spreadsheets I’ve used for my single family deals and small multi family deals that I have done, but this is my first time venturing into commercial office space.

Also, anyone looking to co-invest (or rent office space) in the DFW area, let me know. (Looking in Las Colinas, Lewisville, Coppell, Grapevine, Carrollton, The Colony, Plano, and Frisco)
