Broker/agent recommendations for small MFR (1st house hack)

Hello Dallas BP members! I would like to know if you have any recommendations for a broker familiar with the cities in the outskirts of the metropolis (maybe Frisco or Lancaster) to help me find my first duplex, triplex, or quad for my first house hack. 

Side question - I picked those two cities only based on crane watch to find large employer construction. What other methods have you found to be successful to estimate where new jobs will be?
