@Travelle Mason, this sounds like a great opportunity to get in touch with an architect/designer and have them think about the options. Architecture is my line of work and the number one marketable skill there is problem solving. Off the top of my head, depending on the location, you could: build a solar panel array, create a covered parking area that rents at a premium, donate the land for a tax break if possible, create a pocket park and generate a new energy for the neighborhood, etc. PM if you want to share some pictures or drawings, and we can talk more!

Whoa, I never thought I would see any other architects (or pursuing licensure) on BP! @Jonathan Miller, I'm in the same place. Extremely interested in real estate investing and the "architect as developer" form of practice (check out what Jonathan Segal is doing www.jonathansegalarchitect.com/ ) @Jared W Smith, I have the same question as Jonathan... how are our unique skillsets applicable in this space? I've had a lot of trouble sorting out where the designer fits.

Don't feel limited to what the big box stores have listed on their websites. All of these big players have internal sales people that have access to many more products than what they offer to the public. Use it as an opportunity to build a long term relationship. The last real estate investor/developer I worked with had a long standing relationship with one of the big box stores, and the savings we got off of the retail price would blow your mind.

@Jason Hsiao, @Dan Krupa, @Jody Schnurrenberger So it sounds like the thing that makes an agent valuable in your mind is an understanding of the analysis and doing some of that work up front so the investor can quickly see if the numbers work. I’d be interested in the systems you use to calculate deals.

Are there any other services that you wish agents provided that would make a long term relationship mutually beneficial? Also, it sounds like often times you bypass the retail market (obviously) for other avenues of finding deals. Do you still employ an agent as a transaction broker or similar to handle paperwork and escrow?

You guys are awesome. I love getting into strong business minds!

@Dan Krupa my wife and I both come from the commercial construction industry. She worked for a general contractor and now manages jobs for a residential builder. My experience is on the architectural side.  I was and continue to be a project designer. So the general understanding is there. Maybe I’ll ask you to repeat yourself here, but would you elaborate more specifically on maybe the top three things that an investor’s agent should be knowledgeable about? Also, do you follow the formulas that bigger pocket lays out when you are analyzing new deals? What do yo think makes you successful in the industry?
